Beaulieu Park Station represents a landmark infrastructure project, being the first new station on the Great Eastern Main Line in over a century. As a core part of a £252 million regeneration programme, the station will serve as a catalyst for broader economic development, connecting up to 14,000 new homes with London and the East of England. We were appointed to complete the full internal fit-out, a high-profile scope within a live and logistically complex rail environment.

The project’s success hinged on meeting Network Rail’s exacting standards for safety, quality, and compliance. Navigating the intricacies of NR specifications and approval processes, including the use of platforms such as Aconex, demanded a disciplined approach to documentation, communication, and programme control.

Following the completion of internal partitions, we carried out full painting and decorating works and installed suspended grid ceilings, sanitaryware, and FF&E. One of the architectural highlights of the project, the installation of a 400m² acoustic timber slat ceiling, was executed with precision, bringing both visual and acoustic performance to the heart of the station’s design.

A major challenge lay in coordinating the internal works alongside multiple trades, particularly mechanical and electrical (M&E) teams. Maintaining momentum on a tight programme required seamless integration and responsive site management. Working within an Overhead Line Electrification (OLE) environment further elevated the risk profile, necessitating close collaboration with both the principal contractor and Network Rail to maintain workflow and site safety.

Fire safety compliance was also paramount, requiring not only correct installation of partitions and firestopping but also timely inspections and quality assurance at every stage. All this had to be achieved while delivering to the highest design and aesthetic standards - particularly with complex features like the large acoustic timber ceiling.

We delivered the full internal fit-out of Beaulieu Park Station to the highest quality, on time and within the framework of strict Network Rail specifications. Works began with the installation of SFS-framed internal partitions, lined and finished to a smooth tape-and-joint plasterboard system. Firestopping measures were implemented in line with safety regulations, supporting both compliance and operational resilience.

A significant part of Gallaway’s role was managing interfaces with M&E and other trades. Constant communication and real-time responsiveness were essential to uphold the construction programme. Integration with Network Rail systems, including Aconex, allowed for efficient documentation, approvals, and streamlined collaboration between all stakeholders.

Despite the complexity of working within an electrified rail environment, we maintained steady progress without disruption, thanks to proactive coordination with J. Murphy and Sons and Network Rail. All activities were aligned with Network Rail’s quality assurance and safety standards, helping to ensure successful inspections and milestone completions throughout.

This project plays a central role in the wider regeneration of the Beaulieu area, directly supporting local economic growth and infrastructure development. Our successful delivery of the internal fit-out is a key element in realising this vision, demonstrating our capability in high-profile, safety-critical environments while supporting the future of sustainable urban development.
